Located on the shore of beautiful Lake Ossipee in the sleepy town of Freedom within the great state of New Hampshire, Totem Pole Park is a private, seasonal Condominium Campground. The Park is approximately 90 acres in size and includes 456 campsites, extensive community amenities, several commercial properties, and year round housing for the Manager. Activities for all ages are offered during the summer months, and winter campers create their own fun while enjoying snowmobiling, snowshoeing, skiing, shopping and dining in nearby North Conway, etc.

We are in search of a Management Company that can provide all aspects of running a condominium campground operation, including the staffing and facilitation of running the registration office, security, maintenance of the park grounds and buildings, cleaning personnel, activities, use regulation enforcement, hiring outside entertainment.

Totem Pole Park is a unique condominium campground where approximately 90% of sites have park models with an add-a-room attached.

Totem Pole Park was a campground for decades prior to 1987. In 1987 the park was purchased by Cersosimo Lumber Company and they transformed the park into a Condominium Campground. Through the years after they purchased the park all utilities were upgraded, and all the individual campsites were sold, and an association was formed with a 5-member Board of Directors. The park contains 456 individually owned sites, registration office, post office, community building, commercial building that contains 2 apartments, store and snack bar, arcade and two attached restrooms, beach hut, maintenance building, laundromat, one year-round bathhouse, four seasonal bathhouses, and manager’s house. We have many amenities that include a large sandy beach on Ossipee Lake, tennis court, mini golf course, volleyball, shuffleboard, softball field, playgrounds, bocce courts, picnic area, boat docks, mooring field, boat/RV storage, fire pond. There are daily activities day and night for all ages during the summer months and all holiday weekends during our open season which is May 1st to Oct 31st. We do offer winter camping in the off season. The park is officially closed from Nov 15th to Dec 15th and only allows owners to visit during the day but must leave by 7 pm. Owners are not allowed to claim residency per the Town of Freedom.

Totem Pole Park Owners Association is looking to contract with a Management Company with a starting date of Nov 1, 2023.
